Our Process

1. Understanding your situation and preparing you to buy

Schedule a free consultation call with us and we will work with you to understand your situation, investment goals and whether we can help you. This session is all about:

  • Learning about your situation, investment goals and risk appetite
  • Understanding your goals for this purchase
  • Preparing you to buy by ensuring items such as finance, deposit, a team of advisors are available and ready.
  • Giving you the information you need to decide if you want to partner with Think Property

At this stage, there is no obligation to proceed! Likewise, if we believe we aren’t the right partner for you, we will let you know as well!

2.  Confirm the strategy and approach

If you choose to partner with Think Property, congratulations and welcome! In the second step of our process, we will have another call to confirm all your goals and requirements for this purchase and then start educating you into our process, strategy and approach for purchasing an investment property. There will be lots of data points that we can talk with you about. If you want the summary, we can also walk through that with you too! You guide us on how deep and analytical you want to be in learning and understanding the property investment process. At the end of this call, our goal is to complete a buyer’s brief to ensure that everyone is aligned. We will talk about:

  • The areas of interest to purchase in the Hills District, down to the street level
  • The property type(s) that suit your budget and your preferences
  • The growth and yield targets we will aim for, especially to cater for any lending requirements
  • Items to watch out for when buying an investment property
  • Potential council development in the areas of interest
  • Statistics on the areas of interest
  • Price expectations and the quality and type of property available
  • Reviewing your investment goals for this purchase and any preferences and criteria to ensure we haven’t missed anything.
  • Expectations in the search process (such as what happens if we go to auction)

3. The search begins!

Once the buyer’s property brief has been aligned and signed off, our team begins the search stage! We will set up alerts, reaching out to our network and will be contacting agents on a regular basis to ensure we get a constant deal flow. This gives us (and you) access to off market properties, choice as well as helping you as the buyer get a good feel for the market and what is currently available.

Our team will provide you with regular updates, even if there isn’t any property that meets your criteria for that week. Generally, we expect the search phase to take anywhere from 2 weeks to three months (depending on the time of the year).

The Think Property team will filter and present to you properties of interest. The team will also attend inspections and speak with agents to find out more about the property being sold.

4. Detailed due diligence

If there is a property of interest, it will then go through a process of due diligence. The Think Property due diligence process is extremely detailed. We will look as many items as possible in order to give you as much information as possible in making a decision. The team will:

  • Attend property inspection(s)
  • Fact find to try and understand more about the seller and reason for selling
  • Understand the history of the property and if there has been any issues
  • Provide photos, videos, reports from our home inspections
  • Perform detailed online due diligence (including understanding any council or government overlays, nearby developments, how long it will take to travel to work, public transport routes, and more!)
  • Research market comparables in order to help you understand the price you may need to pay to purchase this property
  • Provide estimated costs to hold the property and any high level numbers for you to assess the financial viability of the investment
  • Work with any of your advisors (such as accountants) to ensure this suits your investment goals
  • Liaise with any building and pest inspections and make further enquiries
  • We will highlight our points of concerns

We want to make sure you are happy if you were to be successful securing this property. If we recommend a property you are not happy with, we will understand why and keep searching.

5. Negotiation or auction assistance

If you are happy with the property of interest, we will work with you to form a strategy to secure the property. Throughout the due diligence process, our team will have already spoken to the selling agent to understand items such as who the seller is, the reason for selling and any terms they may be favourable to.

Combining with an understanding of your price and your terms, this helps to inform whether we want to make a pre-auction offer or bid at auction. We will act on your instructions and in your best interests in order to secure the property.

In the event that the proprety goes to auction, we can also bid on your behalf. We also have certain strategies to use in order to help secure the proprety.

6. Guiding you through to settlement

If the seller accepts your offer or you have the winning bid at auction, then congratulations! You are almost at the finish line. The steps between offer acceptance / contract signing and settlement as just as important as you have now entered into a legal contract with the seller. We can liase with your mortgage broker, conveyancer and other advisors as need be in order for you to complete settlement.

Once the property has settled, then celebrations are in order!

Introducing the Hills District of Sydney

The Hills District of Sydney is located around 30 to 40km north west of Sydney. The Hills Shire Council is the local council for this region and is responsible for the suburbs running east of Old Windsor Road to Old Northern Road and for suburbs running north of the M2 Motorway all the way up to the Hawkesbury River at Wisemans Ferry.

This area is very popular due to its large range of amenities, housing options, public transport options and work options available. It also has some of the best public schools in the state of New South Wales, making it very popular for families.

The older suburbs of the Hills District will tend to have larger land sizes (in excess of 700m2), which makes it very popular for families looking to have a large backyard or a pool or just extra space.

The Hills District is a relatively affluent suburb with median weekly  household incomes in excess of $2400 per week according to the Australian Bureau of Statistics 2001 Census.
